It’s no secret that the Auckland property market is booming. The challenge for buyers is around the lack of choice and strong competition. As agents, our hardest task in the current market is getting the listings, with multiple agencies vying for properties. It’s also difficult for vendors to decide who will manage the sale of their most valuable asset and many are swayed by the promise of free or discounted marketing campaigns. Although this may appear to save them money and give them a bit more in their pocket to buy their next home, that’s not always the case. We’ve been in the property market since the nineteenth century and so we’ve built up some expertise along the way! Our statistics prove time and time again that vendors who invest in a quality marketing campaign will reap far more rewards and achieve higher prices than they could ever save in marketing costs. Our advice to vendors is to carefully weigh up the short term gains of having a free – or discounted – marketing campaign, compared with the competition driven by strong marketing delivered to the right people, in the right place. Marketing’s job is to get people in the door, and once they are there, it’s our job as agents to demonstrate the value of your home. The end result is a common one in today’s auction driven market – multiple bidders competing for your home, resulting in a premium price.
